Facing a Foreclosure Sheriff Sale in Morris County, NJ?
This is the easiest county in New Jersey to postpone a sale in, and almost nobody knows it. Morris publishes an actual online Request for Statutory Adjournment form — you can submit it from your phone. The deadline is noon on the day of your sale. Here is how the whole thing works.
How a Morris County sheriff's sale works
New Jersey foreclosure law is the same in all twenty-one counties. The sale itself is not — each county sheriff sets its own schedule, its own location, its own adjournment procedures and its own deadlines. These are Morris County's.

How to postpone a sale in Morris County
Morris County runs a Request for Statutory Adjournment form that can be submitted online, by fax to 973-984-3144, or in person at 30 Schuyler Place. That is genuinely unusual — most New Jersey counties make you call and hope.
- The deadline is noon on the scheduled sale dayRequests submitted after 12:00 p.m. on the day of sale are not processed. The sale is at 2:00. Two hours is not a plan.
- The defendant files itIf anyone other than the named defendant submits it, they have to attach proof of authorization. A consensual adjournment needs proof the lender agreed.
- You get a written responseThe office confirms approval and gives you the new sale date in writing, which is worth far more than a verbal assurance.
There is a fee attached to the request — Morris does not publish the amount on its site, and state law sets the standard adjournment fee at $28. Confirm the current figure and payment method with the Sales Unit at 973-285-6067 before you file.
New Jersey law provides for up to five sheriff-sale adjournments under N.J.S.A. 2A:17-36 — up to five of up to 30 calendar days each — two at your request, two at the lender's, and one by mutual agreement. The $28 fee is set by N.J.S.A. 22A:4-8. How each county administers this varies, which is why the county details above matter.

If your address is on that list, you have a date. If it is not, you may still be earlier in the process than you think — and that is a much better place to be standing.
If your sale is approaching, I can review the property, your equity, and the time you actually have left — privately, and at no cost.

What if the Morris County sheriff sale already happened?
If your property has already been sold at sheriff's sale, don't assume there is nothing left to discuss. New Jersey has a limited post-sale redemption period, and depending on your circumstances, other legal rights or options may still need to be evaluated quickly.
If your sale already happened, time matters. Speak with a qualified New Jersey attorney as soon as possible about your specific situation.

What I actually do
Morris County has thirty-nine municipalities and a wide spread of property values, from Morristown and Madison down to Dover and Wharton. A high assessed value is not protection — it usually just means there is more equity for an auction to take from you.
I am a licensed New Jersey real estate agent, not an attorney and not a housing counselor. What I can do is tell you what your house is genuinely worth today, what a sale before the auction would net you, and whether that beats the alternatives. If the answer is that you should be talking to a lawyer or a HUD counselor instead, I will tell you that too.
The first conversation is free, private, and does not obligate you to anything. You do not need your paperwork in order to have it.
