Hudson County holds its foreclosure sales twice a month, on Thursdays at 2:00 p.m., in Room 201B of the County Administration Building on Newark Avenue in Jersey City. Registration opens at 1:00 and closes the moment the sale begins. Here is how it works and what you can still do.

How a Hudson County sheriff's sale works

New Jersey foreclosure law is the same in all twenty-one counties. The sale itself is not — each county sheriff sets its own schedule, its own location, its own adjournment procedures and its own deadlines. These are Hudson County's.

How to postpone a sale in Hudson County

Hudson County does not publish an adjournment procedure for homeowners on its website. The Conditions of Sale only mention adjournments in an administrative sense — sales that run past 4:30 p.m. get pushed to the next date. There is no downloadable form and no posted fee.

The Civil Process Unit handles this by phone: (201) 795-6300, ext. 7233 or 7312. Office hours are Monday through Friday, 8:00 a.m. to 4:00 p.m. Call as early in the process as you can. With sales only twice a month and no published homeowner cutoff, waiting can leave you with fewer options than you expected.

New Jersey law provides for up to five sheriff-sale adjournments under N.J.S.A. 2A:17-36 — up to five of up to 30 calendar days each — two at your request, two at the lender's, and one by mutual agreement. The $28 fee is set by N.J.S.A. 22A:4-8. How each county administers this varies, which is why the county details above matter.

What if the Hudson County sheriff sale already happened?

If your property has already been sold at sheriff's sale, don't assume there is nothing left to discuss. New Jersey has a limited post-sale redemption period, and depending on your circumstances, other legal rights or options may still need to be evaluated quickly.

What I actually do

Hudson is dense, expensive, and moves fast — a two-family in Union City or Bayonne can carry more equity than the owner realizes. A sheriff’s sale is designed to satisfy the judgment, not to market the property for the best retail price. If you have equity, selling before the auction may give you more control over the price, the timing, and how much of that equity you keep.

Questions people actually ask

Sales are only twice a month. Does that give me more time?
It gives you a longer gap between dates, not more time to act. The cutoff for anything you need to file or request still runs against your specific sale date, and the Sheriff’s Office doesn’t publish theirs — so you have to call and ask. Waiting for “the next sale” is not a plan.
My place is worth more than I owe. Where does that money go?
If a sheriff’s sale brings in more than the debt and costs, the surplus belongs to you — but it does not arrive automatically. It sits with the court until somebody files to claim it, and plenty of homeowners never do. This matters more in Hudson than almost anywhere, because values here are high enough that real equity is often sitting inside a foreclosure. Selling before the auction is usually how you keep that money instead of chasing it afterward.
