About

I'm Viara — and I knock on real doors.

Most people meet me on their front step, on one of the hardest days they've had in a while. This page is so you know who you're opening the door to.

The short version

I help New Jersey homeowners who are facing foreclosure.

Not buyers looking for a bigger kitchen. Not sellers timing the market. Homeowners with a court date, a stack of letters they've stopped opening, and a feeling that they've already run out of options.

Most of them haven't run out of options. They just haven't had anyone sit down and explain what's actually possible — in plain language, without trying to sell them something.

I'm not here to take your house. I'm here so you know what your choices are before someone else decides for you.

I'm a licensed New Jersey real estate professional and a Sales Associate with Keller Williams City Views Realty. I'm also a mom, and I've been through hard financial seasons of my own — the kind where the mail is scary and the math doesn't work. That's not a marketing line. It's the reason I do this work instead of something easier.

I've knocked on thousands of doors across this state. Bergen, Essex, Passaic, Hudson, Union, Middlesex — wherever a family needs help. I do it in person because a letter is easy to throw away, and because people in a hard moment deserve a real human being showing up with respect instead of another envelope with a window in it.

Sometimes those conversations end with me helping someone sell before an auction and keep the equity they built. Sometimes they end with a loan modification, or a plan to stay. Sometimes they end with me handing someone the number for a HUD-approved housing counselor and never hearing from them again — and that's a good outcome too.

How I work

Four things I won't budge on.

You keep control

Nothing happens unless you say so. I'll lay out the options; the decision is always yours, and it always stays yours.

The honest answer, even when it costs me

If the best move for your family is keeping the home, or talking to an attorney, I'll tell you — even though it means we never do a deal together.

No judgment at the table

Whatever you're carrying — fear, embarrassment, exhaustion — bring it. I've sat with a lot of families. None of them were the first.

Your business stays your business

Many of my sales are private and off-market. No sign on the lawn, no public showings, no parade of strangers through your home.

Before you trust anyone

Please check me out.

Foreclosure brings out predators, and you should be suspicious of everyone reaching out to you right now — including me. So here is exactly how to verify who I am.

  • I'm a licensed New Jersey real estate professional — license #2297908. You can look it up with the New Jersey Real Estate Commission.
  • I'm a Sales Associate with Keller Williams City Views Realty. We can meet at the office in Fort Lee any time you'd rather not meet at your home.
  • You never pay me anything upfront. Ever. Consultations are free, and there are no fees to talk to me.
  • I will never ask you to sign your deed over to me or to anyone else. If someone asks you to do that, stop and call an attorney.
  • I'm not a lawyer. For legal questions I'll point you to an attorney or a HUD-approved housing counselor, and I'm glad to work alongside them.
  • You can watch me work every week on Instagram at @thesmilingrealtor_ — same person, same job, no script.

You don't have to have anything figured out before you reach out.
