Facing a Foreclosure Sheriff Sale in Monmouth County, NJ?
Monmouth County sells on alternating Mondays at 1:00 p.m. And its adjournment request — a letter, stating your reason — has to be in the office no later than the Friday before that Monday. That is the earliest cutoff of any county I have looked at. If your sale is Monday, your real deadline was last week.
How a Monmouth County sheriff's sale works
New Jersey foreclosure law is the same in all twenty-one counties. The sale itself is not — each county sheriff sets its own schedule, its own location, its own deposit terms and its own deadlines. These are Monmouth County's.
Sale day: Every other Monday — Tuesday if Monday is a holiday
Sale time: 1:00 p.m.
Where: Monmouth County Public Safety Center, 2500 Kozloski Road, Freehold
Adjournment deadline: The Friday before your Monday sale
Foreclosure Unit: 732-431-6400 ext. 1149 · Mon–Fri 8:30–4:30
Need more time? Contact the Foreclosure Unit as early as possible to confirm the current adjournment procedure.
Details above are drawn from the Monmouth County Sheriff's Office and the New Jersey sheriff sale portal, checked in August 2026. Sale dates, times and terms change without notice — confirm directly with the Sheriff's Office before acting on anything here.
How to postpone a sale in Monmouth County
Monmouth publishes this in its fee schedule, and it is the single most important line on this page:
Not a form. A letter, with your reason, delivered to the Foreclosure Unit before the weekend.
Compare that to Essex, which takes requests until noon on the day of sale, or Passaic, which takes them until 2:00 p.m. that day. Monmouth closes the door three days earlier. A homeowner who reads a generic article about “requesting an adjournment before your sale” and acts on Monday morning in Monmouth County has already lost.
Foreclosure Unit: 732-431-6400 ext. 1149. Call to confirm where to send the letter and get it in early.
New Jersey law provides for up to five sheriff-sale adjournments under N.J.S.A. 2A:17-36 — up to five of up to 30 calendar days each — two at your request, two at the lender's, and one by mutual agreement. The $28 fee is set by N.J.S.A. 22A:4-8. How each county administers this varies, which is why the county details above matter.
Find your own sale date
Monmouth County posts every scheduled foreclosure sale publicly, updated daily. You can search by address and see your sale date, the upset price, and whether the sale has been adjourned or cancelled — without calling anyone or identifying yourself.

If your address is on that list, you have a date. If it is not, you may still be earlier in the process than you think — and that is a much better place to be standing.
If your sale is approaching, I can review the property, your equity, and the time you actually have left — privately, and at no cost.

What if the Monmouth County sheriff sale already happened?
If your property has already been sold at sheriff's sale, don't assume there is nothing left to discuss. New Jersey has a limited post-sale redemption period, and depending on your circumstances, other legal rights or options may still need to be evaluated quickly.
If your sale already happened, time matters. Speak with a qualified New Jersey attorney as soon as possible about your specific situation.

What I actually do
Monmouth is fifty-three municipalities of wildly different housing markets, from Asbury Park and Long Branch to Colts Neck and Rumson. It is also a long drive from most of North Jersey, which is exactly why the paperwork deadlines matter more here — you cannot fix a missed Friday by driving down on Monday morning.
I am a licensed New Jersey real estate agent, not an attorney and not a housing counselor. What I can do is tell you what your house is genuinely worth today, what a sale before the auction would net you, and whether that beats the alternatives. If the answer is that you should be talking to a lawyer or a HUD counselor instead, I will tell you that too.
The first conversation is free, private, and does not obligate you to anything. You do not need your paperwork in order to have it.
